When the HVAC Lives in the Attic
Attic encapsulation means insulating and sealing the roofline instead of the attic floor. Spray foam goes on the underside of the roof deck and the gable walls, the soffit and ridge vents are closed off, and the attic becomes a sealed, semi-conditioned space inside the house's thermal shell. In Birmingham, where so many homes put the air handler and ductwork in the attic, this is often the biggest single improvement in summer comfort, because the equipment stops working in an attic that is far hotter than the outdoor air.
Why it matters here
Birmingham's 1991-2020 normals average 65 days a year at 90F or above, with July highs averaging 91.0F. On those afternoons a vented attic runs much hotter than outside, and any duct in it gains heat through its insulation and leaks cooled air through its joints. The humid air in a vented attic also condenses on cold supply ducts, which is why so many Birmingham homeowners find wet insulation under ducts or stains on the ceiling below. Sealing the attic takes both the heat and the moisture out of the equation.
What the code allows
Alabama's amended 2015 energy code, as summarized by Alabama Power, accepts R-20 of spray foam in a semi-conditioned attic as equivalent to the R-30 ceiling requirement. That is less foam than many people expect, and it is one reason encapsulation is common in new Alabama homes. On an existing house you can go thicker, and we will show you the R-value for each thickness option on the quote so you can choose.
Open cell or closed cell on the roof deck
Most encapsulated attics around Birmingham use open-cell foam. It fills rafter bays and around trusses well, costs less per square foot, and lets a roof leak show up as a wet spot rather than staying hidden against the sheathing. Closed-cell makes sense where rafter depth is limited, as on some low-slope sections or vaulted ceilings with no attic. Either way, the roof should be in good shape before the deck gets foamed, so we look for leaks and soft spots and tell you if the roof needs attention first.
Things we check before sealing an attic
- Gas appliances. A gas furnace or water heater in the attic that draws combustion air from the attic needs a plan before the space is sealed.
- Bath and kitchen fans. Anything that vents into the attic must be routed outdoors.
- Old insulation on the attic floor. Once the roofline is sealed, the floor insulation does little. We price removal separately so you can decide.
- Humidity control. A sealed attic is part of the house. We talk with you about how it will be conditioned or dehumidified.
- Ignition barrier. Depending on the foam product and how the attic is used, exposed foam may need a coating or covering. We explain what applies.
Encapsulation or a vented attic?
Encapsulation is not the right call for every house. If there are no ducts or equipment in the attic, sealing the attic floor and adding blown-in insulation usually gives similar comfort for less money. We price both when both would work, and explain the trade-offs in writing.

What an Encapsulation Job Includes
Sealing the roofline and the details that keep a sealed attic dry and safe.
Roof deck and gable wall foam
Open-cell or closed-cell sprayed on the underside of the sheathing and the gable ends to the thickness on the quote.
Soffit and ridge vent sealing
Vents closed off so humid outdoor air stops flowing through the attic.
Old floor insulation removal
Optional vacuum-out of tired loose fill once it no longer does any work.
Fan and flue checks
Bath fans routed outdoors and combustion appliances reviewed before the attic is sealed.

Published Attic Encapsulation Costs
| Job | Range and source |
|---|---|
| Spray foam on the roof deck | $1,500 to $9,000 (HomeGuide) |
| Spray foam, attic | $3,000 to $8,000 (HomeGuide) |
| Spray foam, attic in an existing home | $2,500 to $12,000 (Fixr) |
| Open-cell / closed-cell, per sq ft | $1.50 to $3.50 / $3.00 to $5.00 (HomeGuide) |
| Air sealing | $350 to $3,000 (HomeGuide) |
| Old attic insulation removal | $1 to $2 per sq ft (HomeGuide) |
These national ranges come from HomeGuide's 2026 spray foam and attic guides and Fixr's 2025 spray foam guide. Roof size and pitch, foam thickness, access and whether old floor insulation comes out decide the real cost. After we see the attic, we write an estimate, and that estimate is your price.
How It Works
1. Attic inspection
We check the roof deck for leaks, look at the ducts and equipment, and measure the roof area.
2. Options in writing
The quote shows foam type, thickness, R-value, vent sealing and any removal as separate lines.
3. Prep and spray
We protect the attic floor and equipment, seal the vents and spray the roof deck and gables.
4. Final check
We measure thickness, confirm fans vent outdoors and walk you through the finished attic.

Attic Encapsulation Questions
Will encapsulating my attic lower my power bill?
When the ductwork and air handler are in the attic, sealing the roofline usually cuts the heat they pick up and the cooled air they lose. How much you save depends on the house, the ducts and how you run the system, so we do not quote a percentage.
Does attic encapsulation void my shingle warranty?
Some shingle manufacturers have rules about unvented roof assemblies. Check your shingle warranty terms or ask your roofer before you decide, and we will plan around what it says.
Do I need to remove the old insulation on the attic floor?
It is not required, but once the roofline is sealed the floor insulation does little work. Many owners remove it, especially if it is dirty or has rodent damage. We price it as a separate line.
Can a sealed attic get humid?
It can if it is left completely on its own. A sealed attic is part of the house, so it usually gets a small supply of conditioned air or dehumidification. We discuss the options with you before the job.
