When Old Insulation Has to Come Out
Insulation removal and replacement is the right move when what is in your attic or crawl space is doing more harm than good. In Birmingham we see it most in older homes, where decades-old loose fill has packed down, roof leaks have soaked it, or rodents have nested in it and left droppings. Wet crawl space batts that have fallen to the ground are another common case. Adding new insulation on top of a mess hides the problem; pulling it out lets us seal the surface underneath and start clean.
Signs it is time
- Insulation that is stained, matted or wet from a roof or plumbing leak.
- Rodent droppings, nests, tunnels or a smell in the attic.
- Batts in a crawl space hanging loose, sagging or lying on the ground.
- Very shallow, settled attic fill that cannot be sealed under without disturbing it.
- Plans to encapsulate the attic, when floor insulation will no longer do any work.
- Smoke or soot damage after a fire.
How removal works
For loose fill in an attic, we use a high-powered vacuum with a hose run from a truck or collection bag outside, so the material never travels through your living space. Batts are bagged by hand. We seal off the attic access, cover the path through the house and wear protective gear. Once the attic floor is clear, we can seal the gaps that were buried under the old insulation, sanitize if rodents were present, and install new insulation to the right depth.
Materials we will not disturb
Some old houses have vermiculite attic insulation, a grayish-brown pebbly material, which can contain asbestos. We do not remove it. If we see it, we stop and recommend testing and, if needed, a licensed abatement contractor. HomeAdvisor lists asbestos removal at roughly $1,190 to $3,255. Once the attic is cleared, we can come back to seal and insulate.
Replacing it right
Removal is the chance to fix what was wrong. In the attic, that means sealing the ceiling plane, making sure fans vent outdoors, installing baffles and blowing insulation to a depth that meets the Department of Energy's Zone 3 recommendation of R-49 to R-60 for an uninsulated attic. In a crawl space, it usually means dealing with the moisture first: sealing vents, laying a vapor barrier and insulating the walls, or properly supporting floor insulation if the crawl space stays vented.
Older housing, more removal
Point2Homes' summary of 2019-2023 Census survey data puts the median year built at 1963 in Bessemer, 1964 in Mountain Brook and 1965 in Birmingham. Houses from those decades have had 60 years for roofs to leak, animals to get in and insulation to settle, so removal comes up often on our quotes. We price it as its own line so you can see what it adds.

How It Works
1. Look and identify
We check the material, depth, condition and any signs of rodents, leaks or vermiculite.
2. Quote removal and replacement
Removal, cleaning, sealing and new insulation are priced as separate lines.
3. Remove and clean
Old material comes out with the house protected, and the area is cleaned.
4. Seal and re-insulate
Gaps are sealed, then new insulation goes in to the quoted depth.

Insulation Removal & Replacement Questions
Do I have to replace insulation after removing it?
Not always at once, but an attic or crawl space with nothing in it will make the house much harder to heat and cool. Most people remove and replace in one job, which also lets us seal everything while it is exposed.
Can rodent-damaged insulation be left in place?
We do not recommend it. Soiled insulation carries smells and contaminants, and its R-value drops where it has been tunneled or compressed. Removing it also lets us find and seal the entry points.
What if my attic has vermiculite?
Leave it undisturbed and have it tested. Vermiculite can contain asbestos, which must be handled by a licensed abatement contractor. We can insulate after it has been cleared.
Will removal make a mess inside my house?
Attic removal is done with a hose that runs from the attic to the outside, and we cover the path through the house. Some dust is possible around the attic access, and we clean that area before we leave.
