Why Vented Crawl Spaces Struggle in Birmingham
Crawl space encapsulation and insulation turn a damp, vented crawl space into a dry, closed one. Older Birmingham-area houses, especially the many built from the 1940s through the 1970s, often sit on crawl spaces with open foundation vents. The idea was to let air carry moisture away, but in a place where Birmingham's average relative humidity is 70.4%, the air coming in through those vents in July is the moisture. It meets cool ducts, pipes and floor framing and condenses on them.
What goes wrong under the house
The signs are familiar: a musty smell in the house, fiberglass batts sagging or lying on the ground, sweating ductwork, rusty nails and joist hangers, cupped hardwood floors above, and mold on the wood. A crawl space that stays damp also invites wood rot and pests. Fixing it is less about insulation and more about controlling water and air first.
How encapsulation works
1. Water first. We look for standing water, gutters that dump against the foundation, and grading that sends rain toward the house. Those problems need fixing before or alongside the encapsulation. 2. Seal the vents and openings. Foundation vents, gaps around pipes and the access door get closed. 3. Vapor barrier. A heavy polyethylene liner goes over the ground, overlapped, taped and run up the foundation walls. 4. Insulate the walls and rim. Closed-cell foam on the foundation walls and rim joists insulates and slows vapor at the same time. 5. Dry the air. A sealed crawl space usually needs a dehumidifier or a small supply of conditioned air to stay dry.
Termites and inspection gaps
HUD's termite guidance lists Alabama in TIP Zone 1, its very heavy category, and subterranean termites build their mud tubes up foundation walls. Foam or liner that covers the top of the wall can hide those tubes. We leave an inspection strip below the sill where your pest control company needs one, and we suggest you talk with them about your termite contract before the work starts. Some companies have rules about foam in crawl spaces.
Insulating the floor instead
Some houses are better served by insulating the floor above a vented crawl space, especially where the crawl space is very low, wet in ways that are hard to fix, or shared with outdoor storage. The Department of Energy recommends R-19 for an uninsulated floor in Zone 3. Closed-cell foam on the subfloor or properly supported batts can get there. We tell you which approach fits your house.
What older Birmingham houses tell us
Point2Homes' summary of 2019-2023 Census survey data puts Birmingham's median year built at 1965, Bessemer's at 1963 and Hueytown's at 1972. Many of those houses were built on piers or block foundations with vents, before anyone sealed a crawl space. They also tend to have ducts added later, run through the crawl space with little insulation. Those are the jobs where encapsulation makes the biggest difference.

How It Works
1. Crawl and assess
We go under the house, check for water, wood damage, pest signs and ductwork condition, and measure.
2. Plan and quote
We write down the liner, sealing, insulation and drying plan, with each piece priced.
3. Clean out and seal
Old insulation and debris come out, vents get sealed, and the liner goes down.
4. Insulate and finish
Walls and rim joists are foamed, the inspection gap is left, and the drying setup is put in place.

Crawl Space Encapsulation & Insulation Questions
Is crawl space encapsulation worth it in Alabama?
In a humid climate, a vented crawl space often stays damp most of the summer, and sealing it is the most direct way to keep the framing and ducts dry. Whether it is worth the cost for your house depends on how wet it is now and how long you plan to stay. We give you the facts and the price.
Do I need a dehumidifier after encapsulation?
Usually some form of drying is needed, either a dehumidifier sized for the space or a small supply of conditioned air. Without it, moisture from the house and the foundation can build up. We include the option on the quote.
Will encapsulation affect my termite bond?
It can. Some pest control companies have rules about foam or liners in crawl spaces. Call your company before the work, and we will leave the inspection gap they need.
Can you just replace the fallen insulation under my floor?
Yes, if the crawl space is reasonably dry. If batts fell because they got wet, putting new ones up without dealing with the moisture means the same thing will happen again. We tell you which situation you have.
